From Stagnant to Sold: Transforming Properties with Expert Strategies

This week I will be submitting a new listing to the BLC. Well, not exactly new. The listing recently expired after being on the market for 6 months with another broker. The property has been vacant since July and, although many showings were had, no offers panned out. The seller recently contacted me to re-list it and I’ve eagerly been waiting to get to work! After reviewing the listing data and presentation of the property, I had many notes to share with my seller as to how we can improve this time around.

For starters, I instructed my client to remove the miscellaneous items that were left behind. He had moved out months earlier, taking with him the items he wanted for his new place. What remained were the leftovers, and it was obvious. Unless the home is fully furnished, it is usually best to start with a clean slate. Next, the condo was in need of a deep clean. Buyers will automatically be more attracted to properties they see have been well maintained. The first sign that something is lacking in that department is dust. This simple task makes a huge impact. I have a favorite cleaning crew that I use often for pre-listing and move-out cleans on my listings, so a quick phone call and cleaning was scheduled. My next call was to schedule a staging consultation.

A vacant home is not always a bad thing, but in most circumstances, a home with well-placed furniture and décor will feel warmer and more inviting to potential buyers. Per my recommendation, the seller agreed to stager’s proposal and an installation date was set. Once complete, it was time for photos! In my practice, professional photos are the only way to go. The technique, equipment, lighting, and size of photos are far superior when done by a professional than when done by a Realtor with their iPhone. Additionally, my preferred photographer guarantees blue skies, even on a cloudy day…and that is priceless! Lastly, is the meticulous and professional approach I use to ensure accurate and comprehensive listing data. Buyers and their Realtors appreciate a complete listing, where no information is left in question. This allows them to feel comfortable and confident that the product they are viewing is being regarded by the Seller and Seller’s Agent with precision and care.

While a passive approach might have sufficed in the buoyant seller’s market of the past few years, today’s landscape demands more. Precision, attention to detail, and a tailored experience are not just added bonuses—they’re essential for securing the best outcome.
