Stress-Free Home Buying: How Good Preparation Leads to Quick, Confident Closings

We had the privilege of helping two referral clients make purchases in the month of February! What are the odds these unrelated clients would be drawn to the same community in the same week? Read their stories to find out!

Garrett is a young professional who was looking to buy his first home. We held his buyer consultation in the fall, quickly got him preapproved with one of our preferred lending partners and began looking at properties just after Thanksgiving. As a busy single, he was most interested in townhomes, as they typically require low exterior maintenance and tend to offer attractive neighborhood amenities. We looked at several options around Hamilton County, including new construction and existing homes for resale. In January, we visited Bridgewater, an exclusive golf club community in Westfield, known for its ideal location, gorgeous scenery, and active lifestyle. He was impressed and excited about the opportunity. There were multiple properties for sale at the time, ranging in price due to their varied degrees of improvement. I recommended we see them all to get the whole picture. One unit was the clear winner in his eyes, so an offer was made on February 6, accepted on February 7 and closed on February 24. The entire transaction was smooth sailing, with very few inspection concerns and a lender-waived appraisal (some savvy lenders can waive the appraisal for well-qualified buyers who are purchasing in areas where home values are consistently supported, which saves time and money!) Garrett was undoubtedly pleased with the process and is thrilled to be a new homeowner!

After years of living in Florida and recently becoming a widow, Karen was ready to return to Indiana to be closer to the kids and grandkids. I conducted her buyer consultation over the phone in mid-January and set up an official MIBOR search to allow her to keep up with local listing data in real time. She already had her preapproval and was eager to get started! After evaluating her options, she sent me her top 3 choices. I visited them and created a video of each, which consisted of a walkthrough and narration. She loved these videos, as they allowed her to watch them as many times as she needed to confidently evaluate how well these homes would fit her needs. She enthusiastically chose one of the options as her favorite, which just so happens to also be in Bridgewater! Karen promptly booked a flight to Indy. Upon arrival, we visited the home in-person and wrote an offer that night. We then found ourselves in a multiple offer situation, which is nerve-wracking, to say the least. But in the end, the offer we presented was chosen for its superior terms and professionalism! From there on out, the transaction was seamless. Another appraisal waiver, only a few minor inspection repairs, and loan approval in time for an early close. Karen signed her closing documents in Florida, as she was busy packing for her upcoming move. I conducted the final walk- through on her behalf and made sure the home was ready for her arrival a few days later. She loves her new home and is looking forward to hosting family gatherings often!
