Navigating New Territories: Mina & Mary’s Leap into Long-Term Real Estate Investment

Mina & Mary were first-time investors, living and raising a family in Westfield, IN. They had saved their money for the down payment (most investment loans require 20% or more) and were eager to invest in a long-term rental. They contacted me and we spoke about the pre-approval process, industry-standard recommended features of an investment property, HOA rental guidelines, areas/neighborhoods to focus our efforts, and figures.

There is much to consider for this type of venture, so it was important for me to provide as much education and advice as possible. After our phone call, I sent them a book to read and use for reference throughout the process. HOLD:  How to Find, Buy, and Rent Houses for Wealth has been a best-selling resource to real estate investors for over a decade. They expressed that they were grateful for the information and expertise I was able to provide. After securing a pre-approval and determining their budget, we began our search.

Within just a few weeks, we found a house that checked all the boxes and made a winning offer. Next up was the inspection, which revealed the roof needed to be replaced. We successfully negotiated a hefty seller credit to cover the cost of the new roof, which was a huge relief for buyers. Mary and Mina are now the proud owners of their first investment property and are currently working to prepare the home for its first tenants.

As their agent, I will continue to support them through the process, by listing the rental on our local BLC and providing them with resources and advice for securing a qualified tenant and establishing a solid lease. I am excited for them to experience the benefits of owning real estate and the potential for wealth and financial freedom it can provide.

Are you or is someone you know looking to grow wealth by investing in local real estate? If so, let’s talk! I promise you will appreciate the benefits of having an experienced, well-informed agent on your side.
